Ohio is believable. A lot of farmland and towns with dilapidated houses for sale. The more pricey houses are in the cities. In a few neighborhoods within miles of me you can buy a house for $30K, but that's more of a buyer beware situation lol
How much land are those cheap houses sitting on?

Depends on where you go. Southeastern Ohio you can buy a cheap house and a few acres for under 200k

NE where I live is more pricey. You can get a nice house, but with a small poly of land under an acre for about 200-250k

Zanesville is south of me. You get a decent parcel and house for normal prices up here ne Ohio.

yes but that also requires you to LIVE in Zanesville. No one willingly wants to live in Zanesville, go live in Newark.

If I ever moved that way, Newark would be the place! Houses a nice and affordable there. Seems like a nice town
